The finca has both phenomenal ocean views and beachfront access fronting the maritime zone. The finca is broken in two large parcels that are separated by a small town that has a few stores, restaurants, a school, church and athletic field. The beachfront parcel is made of 94.7 hectare or 234 acres and has approximately 1285 meters fronting the beach maritime zone and about 2000 meters fronting the coast road. The back finca is just across the coast road (less than 100 meters) to the northeast and is 350 hectares or 867 acres. The beachside finca is a mere 5km from the airport. It is made of gentle rolling hills and some flat area. Most of it has very nice ocean views and is only steps to the beach called Playa Bejuco. It is almost entirely made up of cattle pasture land which makes it easy for development. The developer will not have the challenging issues of tree removal as in many other surrounding fincas. It would be an ideal area for high end single family homes as well as condominiums. Another fantastic advantage is a small mangrove that rests between in the finca and beach. The mangrove provides total privacy and security from the beach. This makes the beach access completely private. There is also a small area of concession land on the beach side of the mangrove that would be an ideal for a restaurant/beach club. To access this, a small footbridge would need to be installed. The distance across the shallow mangrove is only about 40 meters. In addition to natural beauty, the mangrove would also provide the development with a natural bird sanctuary and land to donate as wildlife refuge (Costa Rican Law dictates that 10% of any development be set aside as refuge). Thus, less useable land would be lost. Other important advantages that both parcels have are ICE electricity running along the public roads. There is also a new cellular phone tower on the corner of the back parcel which provides perfect coverage throughout the finca. The finca sits between two small towns, Bejuco and Pueblo Nuevo. These small towns will help provide the work force necessary for a successful development. We believe the most important factor is its sheer beauty. It is near impossible to find a finca of this size that has everything: easy developing with almost entirely useable land, ocean views, beach frontage, coast road frontage, water, electricity, cellular coverage and a light sand beach with excellent surfing waves in an area with world class fishing.
